Reinvest24 – Platform Introduction
Reinvest24 is an Estonian real estate investment platform. The co-financing platform was launched in 2018. Investors are rewarded with property shares that have equity characteristics in exchange for their funds. In other words, Reinvest24 works in a similar way as REIT (Real Estate Investment Trust). All projects are secured with collaterals.
It is possible to start investing with 100 EUR and the average yield reaches 14%. The platform offers projects from Latvia, Estonia, Spain and Moldova.
Reinvest24 provides 2 flows of passive income – rental income and capital growth.
Rental income means that investor will be able to receive monthly dividends from the properties that are rented out. Investors don’t have to worry about managing the commercial real estate, it is Reinvest24’s part of service. Investors receive first profits once the property is fully funded and has a tenant.
The second income stream is a so-called capital growth (when the price of real estate property appreciates). Investors will receive this income once the property is sold or when they sell their shares of the real estate, they have invested in on the secondary market.
Reinvest24 has recently added more types of invesments (besides rental project) – real estate backed loans and development projects.
In terms of real estate backed loans – these provide financing to the 3rd party developers, in Reinvest24 case – KIRSAN Swiss – an international developer, which is known for implementing numerous successful projects in Spain, Latvia, Switzerland, Germany, Romania and Moldova.
As per development projects, it is a loan, where the financing is used to purchase a property in order to renovate and sell it. In this case, the renovation works, as well as property’s management is conducted by the Reinvest24 team.
In November Reinvest24 launched an early exit option – secondary market. The secondary market is a tool that allows investors to sell their property claim units (of the property invested) and exit this property before it’s official exit or loan maturity. Unlike some competitors, the platform’s secondary market allows sell orders to be bought partially. It means that your investment can be bought by 100 different users, 1 EUR from each. The offer on the secondary market is relatively wide. Investing is manual, autoinvest is not implemented.
Each project is supplemented by a number of information – case studies, photographs, video, but also a map of the location where the property is located. As an added bonus, the platform publishes so-called Insider update for some projects. Investors can find the information on each stage of the development process, see the latest pictures and videos from the construction fields. It definitely increases the credibility and gives a nice overview how the project is developing. You can watch an example of such a video below.
Reinvest24 collects a fee 1% from the amount invested into each development project and takes up to 10% of the collected rents for the respective offers.
To date, the platform has more than 9200 investors and has offered 63 projects out of which 14 were already successfully exited. More than 10M EUR loans have been funded and over 4M EUR paid back to investors. There has been no defaulted projects yet, but we have say the platform is still quite young.
