EstateGuru – Platform Introduction

EstateGuru is an investment crowdfunding P2P portal from Estonia that offers loans secured by real estate. The average LTV has been below 60% for a long time, and the average length of loans is around 14 months. However, the average real repayment period is faster – currently around 11 months. The platform has a secondary market and an Auto Invest tool. The average historical yield is just below 12% p.a.

The payment morale on EstateGuru is relatively good compared to other portals. About 3% of investment opportunities are in default and about 6% of projects are delayed. For the time being, the loss of investors’ capital is zero, but it is neccessary to look at it from a bigger perspective as current statistics are constantly diluted with new opportunities. More than 1,500 projects have already been funded at EstateGuru and this platform is one of the largest of its kind in Europe.

Yields and LTV decreased at the time of coronavirus. However, the platform was not so much affected by the outflow of investors and capital as the portals that rely on non-banking lending companies.

EstateGuru – People

Marek Pärtel – Lifelong businessman. He created the official Estonian distribution channel with Nike and Tommy Hilfiger clothing after his studies. During 15 years of enterpreneuring he has found his way to real estate. He went through a crisis in 2008 as a developer and investor. It was the situation with the provision of loans by banks that inspired him to establish his own platform, EstateGuru.
