Brickstarter – Platform Introduction

Brickstarter is a P2P platform legislatively established in Estonia. It focused on buying and renting properties for short-term rentals to tourists. Geographically it operates in Spain – areas of Alicante, Cadiz and others.

How does it all work? Immediately after a successful investment, the investor is entitled to 5% interest per year. During this time, the property is renovated and adapted for the new project. After renovation, Brickstarter appoints a property manager and the property starts to be rented out to tourists. How the selected property performs and what profits the rental generates can be seen by each investor on their dashboard. Immediately after the renovation, Brickstarter also starts to look for a new buyer to sell the appreciated property to. The profit from this sale is then distributed to the investors, topping up the rental profit.

The platform does not yet have a secondary market in its functionalities, so this means less liquidity and the need to consider having funds stuck until the property is sold. However, the secondary market is already under development. Also, investing is now manual, autoinvest is missing.

The minimum amount that can be invested in a project is 50 EUR. Each project is accompanied by a set of information – studies, photos, videos, but also a map of the location of the property.

At first glance, it must be clear to anyone that the coronavirus’s impact on the travel industry has been enormous. It hit directly Brickstarter’s target segment, but the platform could benefit greatly from the subsequent loosening. At the moment, projects are coming on board very slowly and as the surplus of investors is evident, all deals are often sold off. Moreover, the platform cooperates with other portals (e.g. Brickfy, EvoEstate) where its offers also appear.
